A site has to clear all six before it reaches a buyer. Here is what each layer checks, and where most land drops out.

Transmission proximity

What we check
Distance to high-voltage lines and substations, and the voltage class (115kV to 500kV).
Why it matters
Every mile of new line adds cost and years. Buyers price sites by how close the power is.
Where sites fail
Nearest usable line is too far, or too low voltage for the load.

Capacity headroom

What we check
Whether the nearest substation and lines can take new load, and how much.
Why it matters
A line next door is worthless if it's already full.
Where sites fail
No room for new load without major grid upgrades.

Interconnection pathway

What we check
The utility's process, queue position and a realistic energization date.
Why it matters
Grid access is the longest lead item in most projects.
Where sites fail
Timeline runs past what the buyer can wait for.

Entitlement

What we check
Zoning, land use, local approvals and community support for data center use.
Why it matters
A powered site that can't be permitted can't be built.
Where sites fail
Zoning or local opposition blocks data center use.

Water and fiber

What we check
Cooling water supply and access to long-haul and metro fiber.
Why it matters
Both are required to operate, and expensive to bring in.
Where sites fail
No viable water source or fiber route.

Title and environmental

What we check
Encumbrances, easements, wetlands, flood zones and contamination.
Why it matters
Surprises here stall closings and add cost late in the deal.
Where sites fail
Wetlands, flood exposure or title issues cut the usable acreage.
