Own a site? Here’s how we take it to market.

Every site falls into one of three paths. Pick yours to see exactly what happens, step by step, then submit your site or book a call.

Path 01 · Powered site

You have power. That’s the scarcest thing in this market.

Your site is energized, or the utility has committed capacity. Data center buyers price land by the power it can deliver, so this is where the biggest premiums are.

Best for: owners with power on site, a utility capacity letter, or a signed service agreement.

  1. 01
    Submit your site

Location, acreage, MW and power status. Five minutes.

  2. 02
    We verify the power

We confirm capacity, voltage and timing with the documents you have.

  3. 03
We value it like a buyer would

What comparable powered sites trade for, per MW and per acre.

  4. 04
    We market it privately

Only to qualified data center buyers. Nothing is listed publicly.

  5. 05
    Negotiate and close

A partner leads the deal from first offer to closing.

Path 02 · Land, no power yet

Land near transmission. We can work the power process with you.

There’s no utility commitment yet, but the land may qualify. We assess what it would take and, if it makes sense, run the process to get it powered and entitled before it goes to market.

Best for: larger parcels within a few miles of high-voltage lines or substations.

  1. 01
    Feasibility screen

Distance to transmission, grid capacity, zoning, water and fiber.

  2. 02
    Utility engaged

We submit a load letter or pre-application to the utility.

  3. 03
    Load and interconnection studies

We manage the study process and keep it moving.

  4. 04
    Capacity committed

A letter of availability or service agreement for the power.

  5. 05
    Entitlement

Zoning and approvals for data center use.

  6. 06
    Brought to market

Now a powered site, matched privately to buyers.

Path 03 · Building conversion

A building that could become a data center.

Industrial and commercial buildings are being converted into data centers, often faster than building from the ground up. Most owners don’t know where to start. We do.

Best for: warehouses, manufacturing plants and large commercial buildings.

  1. 01
    Building assessment

Size, structure, zoning and site layout.

  2. 02
    Power path

Existing service and what an upgrade would take.

  3. 03
    Match conversion developers

Developers who specialize in conversions, privately.

  4. 04
    Structure the deal

Sale, lease or joint venture, whichever fits your goals.

  5. 05
    Close

A partner leads it through to closing.
